The current paper shows the resume of a methodology of application, developed in the paper´s author PHD thesis, showing an overview of the methodology structure, being also included the first results of the case study. The research was focused on the analysis of different means of sustainable retrofitting applied to shopping malls buildings, considering both features of urban background and building conditions (eco efficiency of building, nature and environment capabilities, uses, and current state of the urban surroundings towards urban eco efficiency). Eight cases of study were chosen, placed in different areas in the cities of Sao Paulo, Madrid, and suburban USA. According to the methodology established, the results achieved show that the means of retrofitting for the shopping malls studied, must be aimed to insert green regenerative elements in the background of the dense and complex urban areas of Sao Paulo and Madrid. Retail stores are among the building typologies with the highest consumption of natural resources. However, studies regarding the development of Building Sustainability Assessment methods for retail buildings are missing, despite their environmental, economic, and social importance. This study intends to address this gap in knowledge by (i) developing the Portuguese method LiderA for retail buildings, (ii) comparing LiderA to other BSA methods, and (iii) assessing results in two case studies. The current report focuses in the analysis of a theoretical case of ecological refurbishment applied on the Iparralde Civic Center in Vitoria Gastéiz. This analysis, which was focused in the accomplishment of the aims within 20-20-20 Directive, has as main objective the demonstration of the efficacy of mixed solutions of refurbishment. Whereas, an analysis of a supposed refurbishment on Iparralde Center was performed, using both green roofs and photovoltaic roofs. Within this analysis, the benefits that these refurbishment operations can have towards the environmental objectives of 20-20-20 Directive were considered. Once this study was done, it was established as conclusion, that best solutions facing environmental refurbishment are the ones including various sorts of retrofitting techniques.

One of the most energy-intensive types of buildings is commercial. Several works investigated the optimizations of Heating, Ventilation and Air Conditioning (HVAC) systems for achieving thermal comfort and indoor air quality. On the other hand, lighting systems play also a crucial role in minimizing energy consumption rates in a shopping mall and increasing its sustainability. Despite the relevant scientific research in the literature, to the best of our knowledge, there is no study that analyzes the impact of HVAC systems with and without the free-cooling option applied to a commercial building combined with lighting solutions. The combination of HVAC systems with free cooling and lighting retrofit strategies defines four energy scenarios, where the most efficient one is detected. The results show that the use of advanced technologies in lighting control systems has a double benefit: direct savings due to the better performance of the lighting fixtures and indirect savings due to the reduction in the thermal load with a consequent reduction in consumption levels for air conditioning. Additionally, a reduction of 51.7% in lighting consumption levels generated a 17.4% reduction in air conditioning levels. A total reduction in energy consumption rate of 33% was achieved. Since the lighting strategy demonstrates a relevant impact on reducing the global energy consumption of the shopping mall, a feasibility analysis is also presented.
